Sebarindo Hotel – Ubud has a large choice of private pool villas, from one-bedroom hideaways to family houses near rice fields. Before paying, check that the villa operates with a business permit and that you pay only through the channel named in your booking.
This guide is for guests booking a villa in Ubud. It reflects the licensing situation reported in 2026 and Bali rules checked on October 26, 2026. It does not list rates, which vary widely by size and season.
Why Licensing Matters for Guests
Indonesia has been pushing tourist accommodation to register properly. A May 2026 Bisnis.com report said the government extended the deadline for accommodation permits to May 31, 2026.
The same report quoted the Bali Villa Rental and Management Association as saying some online listings are inactive or lack legal status. The hotel association PHRI said online platforms should only market accommodation that meets legal requirements.
What this means for you: an unlicensed villa can be closed or have its listing removed, sometimes after guests have paid.
Checks to Run Before You Pay
A few minutes of checking lowers the risk:
- Ask the villa or its manager for its Indonesian business registration number, known as the NIB.
- Look for an official website or a listing that has been active with recent bookings.
- Confirm the exact address and compare it with the map pin and photos.
- Pay only through the booking platform or the payment method in your confirmation.
- Keep all messages inside the platform’s own messaging system.
Booking.com warns that it never asks for card details over WhatsApp and never asks for transfers outside the stated payment policy. Treat any villa that pushes for a direct bank transfer to a personal account as a warning sign.
What a Pool Villa Price Usually Leaves Out
Many villa rates in Bali are quoted before tax and service, often marked “++”. The regional hotel tax is capped at 10% by national law, and service charges vary by property.
Ask whether breakfast, daily cleaning, airport pickup and pool cleaning are included. In Ubud, transport to the center or to rice-field walks can also add up.
House Rules Worth Reading
Read the security deposit terms, the maximum number of guests and the rule on visitors. Many villas limit extra guests for safety and licensing reasons.
Check whether the pool has a fence or cover if you travel with young children. Private pools often have no lifeguard.
Bali Rules That Apply to Villa Guests
Foreign tourists pay a provincial levy of IDR 150,000 per entry to Bali, under Bali Provincial Regulation No. 6 of 2023. It is paid electronically before or on arrival.
On Nyepi, Bali’s Day of Silence, guests stay inside their accommodation for the day. In 2027, Nyepi falls on March 8, according to Indonesia’s national holiday decree. Ask your villa how meals will work that day.
If Something Goes Wrong
If the villa does not match the listing or you cannot check in, contact the booking platform’s customer service immediately. Take photos and keep your confirmation and messages.
If you paid outside the platform and suspect fraud, contact your bank’s fraud line first.
Before you book, ask for the villa’s NIB in writing. A licensed operator can answer that question in one message.
Room rates, taxes, check-in times and hotel policies change often. Confirm the details on the hotel’s official website or in your booking confirmation before you pay.
