Overwater Villa Prices: What Is Usually Included

An overwater villa price rarely covers the whole stay. Here is how meal plans, drinks, transfers and taxes change the real cost, using two Maldives...

Villas & Resorts

Sebarindo Hotel – The nightly price of an overwater villa usually covers the villa and sometimes breakfast. Meals, drinks, transfers and local taxes are often extra, and they can add a large share to the final bill.

This guide uses two Maldives resorts’ published meal plans as worked examples, checked on October 26, 2026. Every resort sets its own plans and prices, so treat the figures as examples, not market rates.

What the Villa Rate Usually Covers

The headline rate is for the villa itself. Many resorts include breakfast, while some sell it as part of a meal plan.

Look for the meal plan code on the rate. Common ones are BB (bed and breakfast), HB (half board), FB (full board) and AI (all inclusive).

How Meal Plans Differ

Hard Rock Hotel Maldives lists its meal plans as per-person, per-day add-ons, priced “++”, meaning tax and service are added. As checked on October 26, 2026, they ranged from US$95 for half board to US$299 for premium all inclusive.

Hard Rock Maldives planPrice per person per day (++)Alcoholic drinks
Half BoardUS$95No
Full BoardUS$160No
Full Board PlusUS$185No
All InclusiveUS$210Standard, by the glass
Premium All InclusiveUS$299Standard and premium

Two adults on half board for five nights add US$950 before tax and service. On all inclusive, the same stay adds US$2,100 before tax and service (our estimate).

What “All Inclusive” Still Leaves Out

All inclusive does not mean everything. Hard Rock Maldives says its meal plans exclude in-room dining, the minibar, destination dining and special events.

Its drinks packages also exclude certain specialty restaurants and take-away drinks. Alcohol is served only to guests aged 18 and over.

Centara Ras Fushi’s Premium All-Inclusive takes a different approach. It includes a daily restocked in-villa minibar, afternoon tea, and a US$50 spa credit per adult per stay, according to the resort.

What this means for you: compare plans line by line, especially the minibar and in-villa dining, if you plan to spend time in the villa.

Transfers and Taxes on Top

Resort transfers by seaplane, speedboat or domestic flight are usually priced separately by each resort. Neither resort’s meal plan page lists transfers as included.

The Maldives also charges a Green Tax of US$12 per tourist per day at resorts, according to the Maldives Inland Revenue Authority. Two adults on a five-night stay pay US$120 (our estimate).

A Simple Way to Price the Whole Stay

Add these five lines before comparing resorts:

  1. Villa rate per night, multiplied by nights.
  2. Meal plan per person per day, multiplied by guests and nights.
  3. Tax and service on the items marked “++”.
  4. Return transfer per person.
  5. Green Tax per guest per night.

Ask each resort for the total in writing, including taxes. That single number is the only fair way to compare two overwater villas.

Room rates, taxes, check-in times and hotel policies change often. Confirm the details on the hotel’s official website or in your booking confirmation before you pay.
